Design

  • Trash storage screening required

    Trash and refuse storage areas shall be screened from view from streets and adjacent properties and shall be located so as to minimize impacts on residential uses.

  • Unified architectural theme required

    All buildings within the development shall be designed with a unified architectural theme and shall be compatible with the surrounding neighborhood.

Environmental

  • Erosion and sedimentation control plan required

    An erosion and sedimentation control plan shall be filed with the erosion and sedimentation control administrator and all erosion and sedimentation regulations shall be adhered to.

  • Floodway residential prohibition

    Areas determined to be in a floodway shall not be platted for residential occupancy nor for such other uses as may increase the danger of health, life or property.

Lighting

  • Exterior lighting glare control

    Exterior lighting shall be designed to minimize glare and light spillover onto adjacent properties and streets.

  • Street lighting required

    Lighting shall be provided on all streets in the development.

Other

  • Buffer between commercial and residential10 ft

    Screening and buffering of ten feet shall be required between commercial uses and residential uses within the development.

  • Fire hydrants required

    Fire hydrants shall be provided throughout the development in such locations to provide adequate fire protection.

  • Landscaping and screening required

    Landscaping, fencing and screening related to the uses within the development and as a means of integrating the proposed development into its surroundings or provide a buffer between potentially conflicting uses, shall be required.

  • Maximum commercial area10 pct

    Commercial uses shall not exceed 10 percent of the total land area of the planned unit development.

  • A planned unit development shall include at least 15 acres of contiguous land.

  • Minimum pedestrian walkway width4 ft

    Pedestrian walkways shall be a minimum of four feet in width and shall be constructed of concrete, asphalt, or other durable material.

  • Minimum private street right-of-way50 ft

    Private streets within a planned unit development shall have a minimum right-of-way of 50 feet in width.

  • The developer of the planned unit development shall establish a nonprofit association, corporation, trust or foundation of all individuals or corporations within a planned unit development to ensure the maintenance of open space.

  • Underground utilities required

    When possible, all utilities shall be underground.

Parking

  • Bicycle parking ratio

    Bicycle parking shall be provided at a rate of one bicycle space for every 20 vehicle parking spaces for multifamily and commercial uses.

  • Maximum continuous parking spaces15 spaces

    No more than 15 parking spaces shall be permitted in a continuous row without being interrupted by landscaping.

Signage

  • Sign plan required

    The size, location, design and nature of signs, if any, and the intensity and direction of lighting for signs shall be detailed in the application.
