Floodplain

  • Accessory structures located in the SFHA are not to exceed 600 square feet.

  • Anchoring

    New construction and substantial improvements shall be built according to this ordinance and the VA USBC, and anchored to prevent flotation, collapse, or lateral movement of the structure.

  • Emergency service restriction

    In the 0.2-percent annual chance flood area, no emergency service, medical service, or governmental records storage shall be allowed except by special exception using the variance process.

  • Flood-resistant materials

    All new construction and substantial improvements shall be constructed with flood damage-resistant materials.

  • Floodway encroachment

    Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analysis that the proposed encroachment will not result in any increase in flood levels.

  • Lowest floor elevation

    The lowest floor shall be elevated to or above the base flood level plus 1-foot.

  • The placement of manufactured homes (mobile homes) is prohibited.
