The Highway 111 Mixed Use (HMU) Zone implements the specific plan consistent with the La Quinta 2035 General Plan.
The required parking is fifty (50) percent parking of the required off-street parking standards in Chapter 9.150 (Parking), Table 9-11 (Parking for Residential Land Uses) and Table 9-12 (Parking for Nonresidential Land Uses).
Nonconforming structures may be expanded subject to the following provisions: The allowed increase, at one (1) time or cumulatively over a period of time for the life of the structure, does not exceed twenty-five (25) percent of the gross floor area of the structure at the time this chapter is established.
