General provisions

Low-barrier navigation center (Ord. No. 2024-04, § 4)1 standards

A low-barrier navigation center development shall be deemed a use that is permitted by-right in areas zoned for mixed-use and nonresidential zones permitting multifamily uses, if it meets the following requirements.

Ord. No. 2015-01, § 3 (preceding Sec. 44-166)1 standards

Only minor repairs to vehicles shall be allowed at service stations. No major repairs shall be permitted.

Contact information of the applicant, property owner and main contact for the sign(s). A site plan with address and legal description... Sign plans drawn to scale indicating overall sign dimensions, sign location, method of attachment, sign height dimension above grade, sign compliance with traffic safety triangle. Proposed display dates and number of signs. Purpose of the sign(s). Property management or property ownership approval.

Ord. No. 2022-01, § 2015 standards

Units constructed upon lots created by an urban lot split which are not inhabited as the primary residence of the owner of said parcel shall only be occupied by very-low to low-income households for a period of 60 years.

Sec. 44-101 standards

Junior accessory dwelling unit means a unit that is no more than five hundred (500) square feet in size and contained entirely within a single-family residence.

Sec. 44-1007

The following qualify as temporary uses, which are allowed in compliance with Article II, subject to the issuance of a temporary use permit: Construction trailers and guard offices, Temporary structures, Environmental remediation units, Christmas tree sales, Halloween pumpkin sales, Outdoor sales, Modification of construction hours.

Sec. 44-1028 standards

Accessory uses and structures: storage sheds shall not exceed 120 square feet, workshops min 120 max 400 sq ft, balconies max 120 sq ft, patio covers max 50% of rear yard.

Sec. 44-1033 standards

A resident shall be allowed to hold a maximum of two garage/yard sales at his or her dwelling unit in each calendar year. Garage/yard sales shall not extend for more than two consecutive days or three consecutive days on extended national holidays. Hours 7:00 a.m. to sunset.

Sec. 44-10381 standards

Minor exceptions for up to ten percent of standard. Any deviation of numerical standard contained in this zoning code of ten percent or less of the maximum or minimum standard may be granted.

Sec. 44-1042 standards

Up to four household pets are permitted in the residential zones. Fowl (other than house birds), horses, sheep, cattle, pigs, goats, and similar farm animals are prohibited.

Sec. 44-1053 standards

Block party hours are limited to 10:00 a.m. to 10:00 p.m. Only neighborhoods with cul-de-sacs may conduct block parties. Ninety percent of the residents affected by the closure of the street must consent.

Sec. 44-1062 standards

Mechanical equipment may be located in rear yard, side yard, or roof. Side yard equipment shall be at least ten feet from any window on adjacent property. Pool equipment only in rear yard.

Sec. 44-108, Sec. 44-1093 standards

No vehicle, motorized recreational vehicle, or recreational object shall be parked or stored on any portion of a front yard area of a residential structure. Oversized vehicles must be parked in garage or screened.

Sec. 44-11001 standards

The purpose of this division is to provide a permit process for the review and approval of artificial turf.

Sec. 44-11110 standards

The purpose of this section is to establish zoning regulations governing accessory dwelling units (ADUs) and junior accessory dwelling units (JADUs)... The maximum number of ADUs allowed in a single-family property zone is two, comprised of one detached ADU and one attached ADU if not attached JADU is permitted.

Sec. 44-1125 standards

Short-term rentals: maximum occupancy 2 per bedroom, max 10 total; parking 1 off-street space per bedroom; quiet hours 9pm-8am; events prohibited.

Sec. 44-11361 standards

The purpose of this division is to allow outdoor display and incidental seating as an accessory use in conjunction with a lawfully established business.

Sec. 44-1139, 44-1140, 44-114137 standards

All incidental outdoor areas shall conform to the following general requirements: ... Outdoor areas shall be located at least 25 feet from any residentially used or zoned property. ... Signs may be six square feet in area or one-half in area for each linear foot of outdoor area, up to a maximum of 12 square feet of aggregate sign area.

Sec. 44-137(h)1 standards

The FO designation is intended as an overlay zone for certain areas of non-residential land uses adjacent to the SR 91 freeway that provide special information display opportunities and require a tailored approach to planning and design.

Sec. 44-1381 standards

A precise plan shall be required for all residential development except for single-family dwellings on previously subdivided lots, and for all nonresidential developments exceeding 2,000 square feet of total floor area.
