General provisions

Sec. 120.1-56 through 120.1-62

Multifamily dwellings, provided that a site plan has been approved by the planning commission. Front yard not less than 25 feet. Lot coverage not more than 40 percent. Height not to exceed 65 feet. Usable open space not less than 25 percent.

Sec. 120.1-56 to 120.1-634 standards

Multifamily dwellings: min lot area 10,000 sq ft for up to 4 units; front yard 25 ft; side yard 15 ft (20 if abutting residential); rear 25 ft; height 65 ft; open space 25%.

Sec. 120.1-6 (definitions)11 standards

Sign, political means a political sign shall be permitted up to a total sign area of eight square feet for each premises in a residential district and 32 square feet in a commercial or industrial district (except the Central Business District).

Sec. 120.1-6(3) - Accessory building

No such accessory structure shall be used for housekeeping purposed without the granting of a special exception.

Sec. 120.1-6(3) - Bed and breakfast facility4 standards

a facility within an owner-occupied single-family dwelling for the housing of persons other than a hotel, motel, or restaurant, where meals and lodging are provided for compensation for three to ten persons, unrelated to the owner or operator, where no cooking or dining facilities are provide in individual rooms, and in which the length of stay is usually less than one week in duration.

Sec. 120.1-6(3) - Family1 standards

One or more persons related by blood, marriage or adoption, including foster children, or not more than five unrelated persons occupying a single dwelling unit, except as otherwise provided herein.

Sec. 120.1-6(3) - Floor Area

Floor area shall not include unenclosed porches, balconies, carports, garages, or any basement or attic areas which are not improved and available for occupancy.

Sec. 120.1-6(3) - Group Home1 standards

A residential facility in which not more than eight mentally ill, mentally retarded, or other developmentally disabled persons reside, with one or more resident counselors or other staff persons

Sec. 120.1-6(3) - Height

The vertical distance measured from the average of the lowest and highest elevations of the finished grades immediately adjacent to a building to the highest point of a flat roof, mansard roof, or parapet, or to the midpoint of a gable, hip, or shed roof, or to the highest point of any structure having no roof.

Sec. 120.1-6(3) - Home Occupation6 standards

Not more than 25 percent of the floor area of the main building shall be devoted to such activity, and in no case more than a total 400 square feet on any premises; No one other than a member of the family residing on the premises shall be employed on the premises in the conduct of the activity; There shall be no signs, other than one nonilluminated sign not exceeding two square feet in area attached to the building, and no displays or alterations to the exterior of the building that would distinguish it as being devoted to any nondwelling use; There shall be no group instruction or assembly, no housing of persons for compensation, no repair of vehicles and no product offered for sale or stored other than that which is incidental to a service rendered directly by a person on the premises; and No mechanical equipment or machinery shall be used in the conduct of the activity that produces noise, smoke, odor, vibration or other effect discernable beyond the property lines.

Sec. 120.1-6(3) - Manufactured Home

Such structure as defined herein (including any structure originally built as a mobile/manufactured home as defined herein, regardless of whether plumbing or electrical facilities have been removed) may be used only as a single family residence, and may not be used as a storage building, accessory structure or for any other purpose except a mobile/manufacture office building.

Sec. 120.1-6(3) - Off-street parking space

an area for the parking of one motor vehicle located other than within a public street or public alley right-of-way and having such dimensions as set forth in Article IV of this chapter, and having a permanent means of access to a public street or a public alley without requiring passage through another parking space.

Sec. 120.1-6(3) - Setback

The minimum distance from which any building structure must be separated from the front lot line.

Sec. 120.1-642 standards

Flags must be located in the UD University/Business District or Business District (generally five blocks surrounding the Radford University main campus). Flags shall not exceed three-foot by five-foot in size. A maximum of one flag per organization is permitted.

Lot requirements: single-family min 5,000 sqft, min width 50 ft; attached min 2,000 sqft per unit, max 10 per acre; multifamily min 10,000 sqft for up to 4 units... Setbacks: front 25 ft, side 6 ft (single-family), rear 25 ft; height 65 ft; lot coverage 40%.

Sec. 120.1-73(6)1 standards

Each development site containing more than eight dwelling units shall be provided with common recreation area of not less than ten percent of the area of the development site.

Sec. 120.1-75 to 120.1-834 standards

Manufactured home parks: min 2 acres, max 10 units/acre; spaces min 3,000 sq ft, 30x100 ft; subdivisions: min 5 acres, front 35 ft, side 40 ft, rear 25 ft; height 18 ft; 2 parking spaces per unit.

Sec. 120.1-75, 120.1-76, 120.1-77, 120.1-80, 120.1-81, 120.1-835 standards

Manufactured home parks: min 2 acres, max 10 units/acre, recreation area min 5,000 sqft + 250 per space over 10, spaces min 3,000 sqft, 30 ft wide, 100 ft deep. Subdivisions: min 5 acres, side 40 ft, front 35 ft, rear 25 ft. Height max 18 ft. Public sewer/water required. Parking: 2 spaces per space/lot.
