Zoning districts

9 districts, grouped by category.

General provisions

29 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.

Sec. 12-91 standards

If in any district established under this ordinance a use is not specifically permitted and an application is made by a property owner to the administrator for such use, the administrator shall refer the application to the planning commission.

Sec. 3-41 standards

Whenever uncertainty exists with respect to the location of the boundary line of a district shown upon a district map, the boundary line, unless dimensioned on the map, shall be determined as follows: (1) The boundary line shall be the centerline of the street or alley, if there be one, nearest the periphery of the district; or (2) In case there is not a street or alley and the land is divided into lots or blocks, the boundary line shall be the property line of the lots or blocks nearest the periphery of the district; or (3) In case there is no such street or alley and the land is not divided into lots or blocks, the boundary line shall be a line determined by measurement of the distance shown on the district map according to the scale indicated thereon.

Sec. 3-51 standards

Whenever any street, alley, or other public way is vacated by official action, the zoning district adjoining each side of such street, alley or other public way shall be automatically extended to the centerline of such vacation.

Sec. 4-101 standards

No land which is located in a residential district shall be used for a driveway, walkway or access purpose to any land which is located in a business or industrial district

Sec. 4-111 standards

In residential districts, any unimproved lot, lots or parcel of land having an area or average width less than that required for a lot in the district in which it is situated, and which was under one ownership on and since July 20, 1971, and when no other adjoining land was at the time or since under the same ownership, may be used as a legal zoning lot

Sec. 4-133 standards

No camping tent shall be erected or occupied within the town for more than a total of 15 days during a calendar year.

Sec. 4-43 standards

No nonconforming use shall be enlarged, extended, reconstructed, substituted or structurally altered, except when required by law or order, unless the use thereof is changed to a use permitted in the district.

Sec. 4-5

no lot shall be used in whole or in part for dwelling purposes unless such lot abuts for at least 50 feet upon a street

Sec. 4-81 standards

Every principal structure in a residential district hereafter erected or structurally altered shall be located on a lot herein defined and in no case shall there be more than one such building per lot
