General provisions
909 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
The minimum lot area for any Animal Hospital is 5 acres. The floor area ratio must not exceed 0.04.

The minimum lot area for a Banquet/Event Facility is 20 acres. The floor area ratio must not exceed 0.04. The Banquet/Event Facility use must be setback 100 feet from all lot lines. Within the CLI Zoning District, Banquet/Event Facilities must receive Special Exception approval. Exception: A Banquet/Event Facility up to 25,000 square feet of gross floor area with no direct access to Route 50 is a permitted use; no Special Exception is required.
Food preparation uses are limited to no more than 2,500 square feet of gross floor area per establishment.
Retail sales to the general public must not exceed 25% of the gross floor area devoted to Business Support Services. All storage for Business Support Services must be enclosed.
The total number of children cared for in a Child Day Home must not exceed 12 children under the age of 13. The Child Day Home must be the principal residence of the Child Day Home provider. Hours of operation are limited to 5 days a week between 6:00 a.m. and 7:00 p.m.
An outdoor play area must be provided on the lot where the Child Day Center is located. The minimum size of the outdoor play area is 75 square feet for each child permitted in the outdoor play area at any given time. A fence at least 3 feet 6 inches in height must completely enclose the outdoor play area. Parking areas must be designed to enhance the safety of children. A designated area for the drop off/pick up of children, providing at a minimum 1 parking space per 20 children.
At least 25% of the area designated as a Commercial Nursery must be dedicated to the cultivation of plants that are grown and sold on site. The sales area for accessory products is limited to 25% of the total sales area.
Restaurant uses require Special Exception review and approval pursuant to Section 10.11. Drive-through facilities are not permitted in conjunction with Restaurant uses.
