  • The maximum permitted floor area ratio may be increased to an amount not to exceed 3.0 if the applicant provides committed affordable housing units in accordance with the following: at least 10% of units at 60% AMI for 30 years.

  • Co-living dwellings treatment

    Up to two co-living dwellings shall be categorized as a nonresidential use for the purpose of applying the area and bulk regulations of this zone, and each such co-living dwelling shall provide the parking required under section 8-200(A)(22). For proposals with greater than two co-living dwellings, each will be counted as a dwelling unit subject to the same area and bulk regulations as multi-unit dwellings in this zone.

  • Commercial operations enclosed

    All commercial operations, including storage shall be conducted within a completely enclosed building, with the exception of outdoor uses pursuant to section 3-1400 and City Code section 5-2-29, as applicable.

  • The maximum permitted floor area ratio is .75 and a maximum of 50 percent of the floor space of the proposed development may be residential use.

  • The maximum permitted threshold height for a residential use is two and one-half feet, the highest threshold height within the contextual block face or the minimum necessary to comply with the floodplain requirements of section 6-306(B), whichever is greatest.

  • No use shall be conducted in any manner which would render it noxious or offensive by reason of dust, refuse matter, odor, smoke, gas, fumes, noise, vibration or glare.

  • Tobacco retail proximity restriction

    Retail shopping establishments with a principal use selling tobacco products, nicotine vapor products, alternative nicotine products, or hemp products intended for smoking are prohibited on property within 1,000 linear feet of a child day care center, or a public or private academic early childhood, elementary, middle, or high school.
