All new development shall comply with the standards of this Article. Any modification to an existing development that is nonconforming... shall require the entire development to come into compliance.
RV parks may be located in areas whose principal characteristic or activity is highway service or highway commercial such as the B-2 zone. Not permitted in any area zoned residential or in floodplain areas. Minimum gross area 1 acre, max 3 acres. Max density 12 RVs per gross acre. Min site size 1,500 sq ft, min width 25 ft. Parking pad min length 35 ft. RV separation min 10 ft. Interior roads: two-way 28 ft min, one-way 20 ft min. Parking: 1.5 off-road spaces per site, at least 1 per site. Entrance/exit not through residential district. Entrance driveways not closer than 150 ft from intersection. Open space min 10% of gross area. Setbacks: front 25 ft (public ROW) or 50 ft (state highway); side/rear 50 ft (residential), 15 ft (other), 25 ft (public ROW), 50 ft (state highway). Landscaping plan required. Boundary fence min 6 ft. All utilities underground. Water supply by City of Creede. Sewage disposal per state requirements. Refuse containers: 8 cubic ft per 5 campsites, collected weekly, no burning, bear proof required. Fire extinguishers: 1 per 8 RV spaces. No open fires. Sanitary facilities per table. Service buildings: 10-400 ft from dependent lots, min ceiling height 7.5 ft, illumination 30 foot-candles at mirrors, 5 foot-candles general. Permanent occupancy prohibited: continuous occupancy beyond 6 months in 12-month period presumed permanent. Wheels cannot be removed except for repair or stabilization.
Any such nonconforming use of land which ceases for any reason for a period of one hundred eighty (180) days shall be deemed abandoned

The maximum total size of accessory buildings shall be six hundred (600) square feet unless approved by special use permit. No accessory building shall exceed the height of the site's principal structure.
No accessory dwelling unit shall exceed eight hundred fifty (850) square feet in floor area. ... There shall be no more than one (1) accessory dwelling unit on a lot ... At least one (1) off-street parking space shall be provided for each accessory dwelling unit.
Each outdoor storage area shall be screened from view from all property lines and adjacent rights-of-way by an opaque fence or wall between six (6) and eight (8) feet in height. ... No storage of any items may occur within the front setback area ... Rooftop outdoor storage is prohibited.
