General provisions

18.20.050 and 18.20.0602 standards

The standards of site area and dimensions... need not be equivalent... if the applicant has demonstrated... No use shall be permitted... objectionable to persons residing or working in the vicinity...

18.24.0804 standards

Unless so attached, an accessory building in an R district shall be located on the rear one half of the lot at least ten feet from any dwelling building existing or under construction on the same lot, or any adjacent lot. Such accessory building shall not be located within five feet of any alley or within one foot of the side line of the lot or, in the case of a corner lot, to project beyond the front yard required or existing on the adjacent lot. Residential garage entrances fronting on any lot line shall be located not less than twenty feet from said lot line.

18.24.1102 standards

public and semi-public buildings, schools, churches, hospitals and other institutions permitted in such district may be erected to a height not exceeding seventy-five feet

18.24.1202 standards

Upon securing a use permit, any building in any C, C-M or M district may be erected to a height exceeding that specified in this title for such district, provided that the cubical contents of the building shall not be increased beyond that possible for a building erected within the height limit specified.

Fences, hedges and walls shall not exceed six feet in height... No fence, hedge or wall over forty-eight inches in height shall be erected in any front yard...

18.24.2903 standards

Self-storage warehouse units must be oriented to minimize the view from the public right-of-way. ... Self-storage warehouse shall be entirely screened with screening walls and/or landscaping. Graffiti shall be removed within twenty-four hours from any storage container or screening.

18.24.3006 standards

No more than two storage containers with a combined floor area of no more than six hundred forty square feet shall be allowed on any lot ... Storage containers shall not exceed a height of ten feet.

18.26.010-18.26.0502 standards

Bed and breakfast guest facilities shall be permitted in all residential zones within the city, including but not limited to R1, R2, R3, R4, RR, and any other residential zones that may hereafter be created, all commercial zones however designated...

18.28.0101 standards

If any use is wholly discontinued for any reason except pursuant to a valid order of a court of law for a period of one year, it shall be conclusively presumed that such use has been abandoned within the meaning of this title, and all future uses shall comply with the regulations of the particular district in which the land or building is located.

18.32.0853 standards

Area and lot dimension requirements may be reduced by not more than ten percent of that required in the district. Yard requirements may be reduced by permitting portions of a building or structure to extend into and occupy not more than ten percent of the area of a required yard. Maximum building height requirements may be increased by not more than ten percent.

18.32.1301 standards

Any use permit or variance granted in accordance with the terms of this title shall, without further action, become null and void if not used within one year from the date of the approval thereof or within any shorter period of time, if so designated by the planning commission.

18.46.0905 standards

Emergency shelters must be sited within the R-3 (high density residential), R-4 (residential mixed-use), and C-2 (general commercial) zones. No more than one emergency shelter is permitted within a radius of one thousand feet from another emergency shelter.

18.48.040-18.48.1109 standards

The number of off-street parking spaces required for each use shall be as follows: ... Off-street employee parking in the rear of the building in 'M' zone shall be developed at dimensions of not less than eight feet, six inches in width and nineteen feet in length. All other off-street parking space shall have dimensions not less than nine feet in width and twenty feet in length.

18.48.120 et seq.7 standards

In the residential zones, parking shall not be permitted in the required front yard. On a corner lot or through lot, parking shall not be permitted in other required side and rear yards in the residential zones...

Minimum lot area 1 acre, width 150 ft, depth 200 ft. Block length 300-1000 ft. Walkways min 10 ft. Easements min 10 ft. Alleys min 20 ft. Cul-de-sac max 500 ft. Right-of-way widths: major 500, secondary 250, minor 75. Grades max 15%, min 0.3%, max 5% on curves. Hillside areas (>=15% slope) have special right-of-way requirements.

Chapter 17.328 standards

five acres of land for each one thousand persons residing within this city be devoted to neighborhood and community park and recreational purposes

Chapter 17.365 standards

This chapter shall apply to all new and rehabilitated landscaping for public agency projects and private development projects that requires a city permit, and developer-installed landscaping in single-family and multi-family projects.

Chapter 18.485 standards

Each required offstreet loading space shall be not less than ten feet in width and twenty-five feet in length.

Chapter 18.525 standards

Accessory dwelling units are permitted in all residential and mixed-use zoning districts. No setback shall be required for an existing structure that is converted to an accessory dwelling unit and a setback of no more than five feet from the side and rear lot lines shall be required.

Chapter 18.6011 standards

A maximum of eighty square feet of canopy area, or twelve plants, whichever is greater, may be under cultivation on the property.
