General provisions

17.04.050

The community development director may administratively determine that the proposed uses are similar to those of the appropriate use category where the uses are clearly similar in character to those uses listed and consistent with the purposes of the zoning district and general plan.

17.04.0802 standards

Notice shall be given not less than ten (10) calendar days prior to the public hearing... Mailed notice to... all property owners within three hundred (300) feet of the proposed project site.

17.04.1304 standards

A discretionary approval authorized by this title shall expire one year from the date that such approval becomes effective unless the applicant has established a vested right... Failure to Continue Use... revoked if abandoned, ceased operations, or vacated for a period of six consecutive months.

17.05.020

The planning commission shall hold a public hearing on the CUP application and shall, at the conclusion of the public hearing, approve (with or without conditions), or deny the application in compliance with the requirements for conditional uses and other applicable sections of this code.

17.05.0402 standards

This section applies to: 1. All structures over fifty (50) years old within the historic preservation overlay district or determined to be a historic resource... The structure cannot be restored without repairs that would exceed fifty percent (50%) of the value of the structure itself.

The purpose of the home occupation permit is to allow for the conduct of a business in the residential districts and to prescribe the conditions under which limited nonresidential activities may be conducted when incidental to residential activities.

17.09 Nonconforming Provisions1 standards

A nonconforming building, structure or other physical feature shall not be reconstructed, except as provided for in subsection C of this section, expanded, or enlarged unless the new work will be in conformance with the regulations and standards of the zoning district in which it is located.

17.09.0302 standards

A residential or nonresidential nonconforming use that has been given up, closed, surrendered, interrupted, terminated or discontinued for a period of sixty (60) continuous days... is considered an abandoned nonconforming use.

17.09.0702 standards

Any nonconforming sign that is abandoned, destroyed to less than one-half of the value... or discontinued for a period of six months or more shall be removed.

17.12.0201 standards

17.13.0301 standards

17.22.020 Accessory uses4 standards

Clearly subordinate commercial accessory uses shall encompass no more than fifteen percent (15%) of the business floor area and shall generate no more than fifteen percent (15%) of the gross revenue receipts.

17.22.030 Accessory dwelling units19 standards

The maximum size of a detached or attached ADU subject to this subsection F is eight hundred fifty (850) square feet for a studio or one-bedroom unit and one thousand (1,000) square feet for a unit with two bedrooms.

17.22.0403 standards

No adult entertainment facilities are permitted within five hundred (500) feet of any area zoned for residential use.
