15.04.716.050 - Building Permits2 standards

Not more than seven lots (or seven structures in a planned development) in a subdivision may be designated as model home sites. ... No model home shall be located more than 300 feet from an approved source of water for firefighting purposes.

15.04.803.140 (Appeals) and related2 standards

The Director or, in the case of appeals to the City Council, the City Clerk must schedule the appeal for consideration by the authorized hearing body within 60 days of the date the appeal is filed... Decisions on appeals must be rendered within 30 days of the close of the hearing.

Zoning compliance review is required for buildings or structures erected, constructed, altered, repaired or moved, the use of vacant land, changes in the character of the use of land or building, or for substantial expansions in the use of land or building that are allowed as a matter of right by Article XV.

Design review is required for all projects that require a permit for new construction... except for: ... 15.04.807.040 through 15.04.807.08011 standards

Within a nonresidential zone, a temporary use may be authorized for a period not to exceed 24 hours per event once a month for up to 12 events per year per site... The following uses may be authorized in a nonresidential zone for a period not to exceed 60 days... Temporary uses authorized pursuant to this section may not exceed an initial approval period of up to five years... Any other use that is not listed in Sections 15.04.807.030 through 15.04.807.050 but is permitted in an industrial zoning district may be permitted as a temporary use for a time period to be determined by the Zoning Administrator not to exceed 10 years... 15.04.808.0303 standards

15.04.809.020 and 15.04.809.0303 standards

The Zoning Administrator may grant relief from the dimensional requirements specified in Article XV, not to exceed 10 percent of the requirement... Waivers may be granted for: Setbacks... 15.04.810.020

The minimum area for a Planned Area District is two acres.

Article 15.04.812 (Prezoning and Annexation)5 standards

Lots shall meet the minimum lot size and density standards of Article XV.

Article XV, Planned Area District1 standards

Plans for a project in a Planned Area District will be accepted for planning and building permits or subdivisions only if they are consistent with an approved Planned Area Plan and any conditions of approval.

Note to Table 15.04.201.0602 standards

The maximum floor area ratio in Table 15.04.201.060 for small lot single unit, bungalow court and townhouse development types may be increased up to 0.5.
