A strip of land, which includes the stream bed, stream banks, all riparian vegetation and an upland buffer area extending a minimum of 50-feet from the top of bank or greater as defined by site specific studies.

An urban lot split shall not result in the creation of a parcel smaller than 40 percent of the gross area of the original parcel proposed for subdivision. In no instance shall a resulting parcel be less than 1,200 square feet in gross area.
Within five working days of the city council approval of a final map, the city engineer shall transmit the signed original final map to the county clerk. Within 30 days of the recording of the final map, the subdivider shall deliver to the city engineer a permanent, reproducible, 3 mil thick, polyester-based film copy.
Exterior storage areas shall not be located in a required front yard, street side yard, parking area, landscaped or open space areas or any areas required by the Municipal Code to be maintained as unencumbered;
Kennel is not a permitted land use in an R1 Zoning District.
SB 9 dwelling units are only allowed in the RR, RVL, R1, and R4 Zoning Districts, see Section 19.34.029.

Crematories are only allowed in the LIO District, and must be located a minimum of 1,000 feet from residential uses, schools and day care centers.
Parking facilities shall not front on Grant Avenue or Redwood Boulevard.
