The following list is representative of heavy commercial uses which are permitted on a parcel in the heavy commercial zoning district when conducted within a building.
Single-family dwelling permitted subject to planning director's use permit, located on second story or above or in rear one-half of commercial structure, and no more than 25% of gross square footage.

Uses permitted without a use permit: warehouse, mini storage, cabinet shop, commercial services, metal fabrication, welding shop, wholesale sales and storage, auto repair shop. Conditional uses: single-family dwelling, heavy equipment repair, bulk petroleum storage, lumber yards, construction storage yards, truck repair, similar uses, residential caretaker unit.
