- Floor area measurement
Floor area is measured from the outside perimeter of exterior walls and/or centerlines of party walls.
Lot coverage is the sum of footprints of all principal and accessory structures, including garages, carports, covered patios, and roofed porches.
Exempt: unenclosed decks <=30 inches height, eaves up to 3 feet, pools/hot tubs not enclosed, and up to 800 sqft of an accessory dwelling unit.

Excluded: stairways, mechanical rooms not exceeding 2% of gross floor area, usable open space, drive-in areas, and parking below grade.
