  • Incentives and concessions

    The applicant shall receive the following number of incentives or concessions based on project criteria.

  • Replacement requirement for vacated/demolished units

    The proposed housing development shall provide at least the same number of units of equivalent size ... subject to a recorded affordability restriction for at least 55 years.

  • Shared housing minimum unit size

    The City shall not require any minimum unit size requirements or minimum bedroom requirements that are in conflict with paragraph (7) of subdivision (o).

  • Waiver or reduction of development standards

    An applicant may submit a proposal for the waiver or reduction of development standards that will have the effect of physically precluding the construction of a development meeting the criteria.

Parking

  • Elimination of parking requirements for certain developments

    The City shall not impose vehicular parking standards if the development meets any of the following criteria: located within one-half mile of a major transit stop, or for-rent housing for 55+, or special needs/supportive housing.

  • Maximum parking ratio for 0-1 bedroom units1 spaces/unit

    Zero to one bedroom: One onsite parking space

  • Maximum parking ratio for 2-3 bedroom units1.5 spaces/unit

    Two to three bedrooms: One and one-half onsite parking spaces

  • Maximum parking ratio for 4+ bedroom units2.5 spaces/unit
