Eligibility: 10% lower income, 5% very low income, senior housing, 10% moderate income (for-sale), 10% transitional foster youth/disabled veterans/homeless, 20% lower income students, or 100% lower income (with up to 20% moderate).
Senior housing: 20% of senior units; student housing: 35% of student units; 100% lower income: 80% of lower income units; land donation: 15% increase; childcare facility: additional density bonus equal to square footage of childcare facility.
For 100% lower income projects within 1/2 mile of major transit stop or in very low vehicle travel area, no maximum density controls.

The City shall grant one density bonus, the amount of which shall be as specified in subdivision (f), and, if requested by the applicant and consistent with the applicable requirements of this section, incentives or concessions, as described in subdivision (d), waivers or reductions of development standards, as described in subdivision (e), and parking ratios, as described in subdivision (p), if an applicant for a housing development seeks and agrees to construct a housing development, excluding any units permitted by the density bonus awarded pursuant to this section, that will contain at least any one of the following: (A) Ten percent of the total units ... for rental or sale to lower income households ...
