  The zoning administrator shall only permit reductions of up to twenty percent of the total parking required per Table 18.102.040. Reductions of more than twenty percent of required parking shall be subject to a parking variance.

• Mixed-use shared parking reduction up to 30%30 pct

  The zoning administrator may approve a reduction in the total number of required parking spaces, up to thirty percent, where the shared parking analysis demonstrates that the combined peak demand is less than the sum of the individual peak demands.

• Maximum off-site parking percentage for commercial50 pct

  Up to fifty percent of off-street parking required for commercial uses may be located on a separate parcel, provided that the off-site facility is located adjacent to the parcel where the building is located, there is no separation by an alley, highway, or local street wider than sixty feet, and the parking spaces are not more than two hundred feet, at the nearest point, from the building served.

• Shared parking reduction up to 20%20 pct

  The zoning administrator may approve a reduction in the number of required parking spaces, up to twenty percent, where the applicant demonstrates that the use will generate fewer parking demands due to the nature of the operation, or will be served by alternative transportation modes, or will be located in an area with adequate on-street parking or shared parking facilities.
