Design

  • Minimum architectural features

    All street facing facades shall include a minimum of 2 of the following: recessed entrance (3-6 ft deep), eaves (≥12 inch overhang), offset (≥2 ft for ≥4 ft), bay window (1-2 ft projection), balcony (min 3 ft depth).

  • Facade articulation

    At least 25% of the area of a street-facing facade is divided into facade planes that are off-set by at least 2 feet in depth from the rest of the facade.

  • Roofline articulation

    Rooflines shall be vertically articulated at a maximum of 50-foot intervals along all street frontages through change in height (min 4 ft), change in roof pitch/plane/form, or inclusion of dormers, gables, parapets, etc.

Other

  • Entry features

    Residential entries shall incorporate at least one: stoop (≥4x4 ft, ≤5 ft high), porch (≥6x8 ft common, ≥5x8 ft individual), or overhang (recessed ≥3 ft). Nonresidential entries: shopfront, gallery, forecourt, or commercial terrace.

  • Exterior materials

    A minimum of 2 exterior building materials, or a different application of the same material, shall be used on all facades. Prohibited: vinyl and aluminum siding, T-111 plywood siding, EIFS.

  • Facade window ratio

    At least 20% of the area of each facade facing a street lot line must consist of windows or main entrance doors. Windows must allow views to the street; glass block does not count.

  • Ground-floor windows for mixed use

    For ground-floor commercial uses, windows must cover at least 40% of ground floor wall area if wall is <5 ft from street lot line, or 25% if ≥5 ft. Windows must be at least 24 inches deep, bottom ≤4 ft above grade.

  • Mechanical equipment screening

    Ground mechanical equipment must be screened by walls, fences, or evergreen hedge (≥2 ft wide, tall enough at maturity). Roof equipment screened by parapet, screen, or set back 3 ft per foot of height.

Building facades shall be articulated by variation in massing, roof form, and wall planes. At least 25% of the area of a street-facing facade is divided into facade planes that are off-set by at least 2 feet in depth.
