Other

  • A masonry wall of not less than 5 nor greater than 6 feet in height shall be provided at the property line where the activities of a commercial use are anticipated to be incompatible with existing commercial or industrial uses.

  • Electric vehicle charging stations

    New commercial development shall provide electrical service capacity for 2% of total parking spaces with EVCSs, half initially equipped.

  • Landscaping percentage for parking areas

    For lots of 5,000 sq ft or less: 3% of vehicle area landscaped; 5,000-19,999: 5%; 20,000+: 7%.

  • Landscaping shall not shade solar systems

    No landscaping shall be placed in a manner which shades or would ultimately shade any existing solar energy system from the sun on a contiguous lot.

  • Outside storage restrictions

    Outside storage is permitted on the rear of a lot... no storage higher than enclosure nor nearer than 50 feet to front property line.

  • Refuse/recycling storage area

    Commercial, industrial and institutional uses shall have refuse/recycling storage area at a ratio of 20 sq ft per 1,000 sq ft of net floor area, but not less than 6 ft wide nor 18 ft long.

  • Screening of rooftop equipment

    All rooftop mechanical equipment, ducts, tanks, satellite antennae, etc., shall be enclosed or otherwise screened from view.

  • Site plan review required

    A site plan and building elevations shall be required for any new building or addition, and shall be approved by the director.

  • Trash enclosure requirements

    Trash enclosure location(s) and access shall be designed to the satisfaction of the Director. The trash enclosures shall meet the following requirements: locate away from view, minimum 165 sq ft, accommodate source separation, non-combustible cover, separate from parking with 6-foot wide planter.

  • Underground utilities

    All on-site utility services shall be underground.

  • Front yard, street side yard and interior side yard: 20 feet plus 5 feet for each story over one.

  • Monument sign restrictions

    Monument signs: max 70% of permitted total sign area, one per street frontage over 50 ft, max height 8 ft, setback 5 ft from right-of-way.

  • Maximum sign area

    Hospitals: 50 sq ft + 1/4 sq ft per linear foot of street frontage over 100 ft up to 300 sq ft. Medical offices etc: 2 sq ft per linear foot up to 200 sq ft.

  • Wall sign restrictions

    Wall signs: max 80% of permitted total sign area, no more than 10% of wall area, max height 4 ft, not above 18 inches below top of wall.

The purpose of the H zone is to provide the means necessary to implement the city general plan... No building or structure for a permitted use in the H zone shall exceed a height of 5 stories. Yards: 20 feet plus 5 feet for each story over one. Maximum lot coverage: 50%.
