• Active distance buffer

  This portion of a buffer may not be encroached by a building or other principal structure or activity. However, parking is permitted in this area. Active buffers shall not contain road rights-of-way.

• Buffers on land adjoining different zoning districts

  Buffers shall be placed on land to be developed when it adjoins land in a different zoning district(s).

• Existing woodland strip as full screen50 ft

  An existing woodland strip of 50 feet may be allowed as a full screen.

• Full screen heightMaximum heightThe tallest a building may be, given in feet, in storeys, or both — whichever binds first.6 ft

  A full screen provides all the elements of a landscape screen and also includes a six-foot-high opaque hedge, fence, wall, mound or berm.

• Inactive distance buffer

  The inactive portion begins at the adjoining property line. This portion of a buffer area permits no activity except the necessary functions provided by transmission lines, underground conduits, waterlines, sewer lines, etc.

• Increased buffers within 200 feet200 ft

  Wherever a proposed structure or use is within 200 feet of the boundaries of existing uses, the Planning Commission may require increased or additional distance buffers.

• Landscape screen depth10 ft

  A landscape screen consists of a totally landscaped easement at least 10 feet in depth.

• Landscape screen plant density

  Minimum landscaping density of three plants per 10 linear feet. These plants shall be at least four feet in height at planting and intended to reach a minimum height of six feet at maturity. There shall be at least three species of plants, with the majority being evergreens and at least 1/3 being deciduous.
