From the ordinance
Any otherwise lawful use, structure, or condition of use which existed in conformity to all applicable zoning provisions before this ordinance was adopted or amended but which does not conform to the provisions of this ordinance as a result of its adoption or amendment shall be deemed a nonconformity.
