    Buildings shall have clearly defined, highly visible customer entrances, which should incorporate two (2) or more of the following features: Canopies or porticos; Overhangs; Recesses or projections; Arcades; Raised corniced parapets over entranceways; Peaked roof forms; Arches; Outdoor patios; Display windows; Architectural details such as tile work or moldings; or Integral landscaped areas or places for sitting.

  • Predominant exterior materials should include brick, wood, stone, or tinted textured concrete masonry

    Predominant exterior building materials should include any combination of brick, wood, stone, or tinted and textured concrete masonry.

  • Facades >150 ft should incorporate wall plane projections or recesses of at least 3 ft depth3 ft

    Building facades visible from a public street and greater than one hundred fifty (150) feet in length, measured horizontally, should incorporate wall plane projections or recesses having a depth of at least three (3) feet;

  • Ground-level mechanical equipment shall be screened by solid fence or wall and native plants

    Mechanical or HVAC equipment shall not be installed at ground level along any portion of a building facing a public or internal street unless such location is necessitated by the nature and design of the building it serves. Such equipment shall be screened by a solid fence or wall and native plants, such as wax myrtle or leyland cypress, having good screening characteristics.

  • Outdoor display areas shall be enclosed with high-quality fencing

    All outdoor display areas, including garden centers and any seasonal sales, shall be enclosed on all sides with high-quality fencing. Chain-link fences are strongly discouraged.

  • Flat roofs and rooftop equipment shall be concealed from street view by parapets or other means

    Flat roofs and all rooftop equipment such as heating, ventilation, and air conditioning (HVAC) units shall be concealed from typical street level view by the use of parapets or other means.
