Floodplain

  • Existing structure alteration

    Expansion in floodway not allowed unless no increase in BFE; modifications <50% market value conform to VA USBC; >=50% full compliance.

  • Flood vent openings

    Minimum two openings on different sides, total net area at least 1 sq in per sq ft, bottom no higher than 1 ft above grade.

  • Lowest floor elevation

    Residential: lowest floor elevated to BFE + 18 inches. Nonresidential: elevated to BFE + 18 inches or floodproofed to BFE + 2 feet.

  • Space below lowest floor

    Enclosed areas below lowest floor shall not be used for habitation, only parking, access, storage; constructed of flood resistant materials; with openings.

  • Subdivision BFE data

    Base flood elevation data required for subdivisions exceeding 50 lots or 5 acres.

From the ordinance

New construction or substantial improvement of any residential structure ... shall have the lowest floor, including basement, elevated to or above the base flood level plus 18 inches.
