Height

Lighting

  • Lighting glare control

    All exterior lighting shall be designed to minimize glare and light trespass onto adjacent properties and the public right-of-way. Lighting shall be directed downward and shielded.

Other

  • Building design compatibility

    Buildings shall be designed to be compatible with the character of the corridor and adjacent development. Building elevations facing the highway corridor shall incorporate architectural features that provide visual interest.

  • Monument signs encouraged

    Monument signs shall be encouraged in lieu of pole signs.

  • Screening for outdoor storage, loading, mechanical equipment, refuse

    Screening shall be provided for all outdoor storage areas, loading areas, mechanical equipment, and refuse collection areas.

  • Shared access required

    Shared access and cross-access between adjacent properties shall be required where feasible.

  • Landscaping shall be provided along the street frontage of all properties within the HCOD in accordance with the Design and Construction Standards Manual.

Parking

  • Parking area landscaping

    Parking areas shall be landscaped to provide visual relief and to reduce the visual impact of large expanses of pavement.

The boundaries of the HCOD shall generally extend a depth of 500 feet from the right-of-way line of the designated highway corridor. Development standards include access management, landscaping, screening, lighting, building design, and parking.
