  • Combined uses loading spaces

    When a building includes a combination of uses, the required number of loading spaces will be the sum of the required loading spaces for each use. In no case shall the development be required to provide in excess of five loading spaces.

  • Industrial warehousing and distribution loading spaces

    Industrial warehousing and distribution facilities shall provide one loading space up to 40,000 square feet; two spaces 40,001 to 70,000 square feet; three spaces 70,001 to 100,000 square feet; four spaces 100,001 to 150,000 square feet and five spaces over 150,000 square feet of storage space.

  • Loading space access

    All offstreet loading spaces shall have safe and convenient access to a road. If any spaces are contiguous to a road, the loading space shall be curbed for proper site access and for stormwater drainage purposes.

  • Loading area not for parking

    No required offstreet loading area shall be used to meet the space requirements for offstreet parking, and no loading area shall interfere with the site circulation within the required offstreet parking area.

  • All offstreet loading spaces and their aisles and driveways shall not be reduced in any manner except upon approval by the administrator when a change in land use or building size reduces the number of loading spaces.

  • Extended stay lodging, hotels, hospitals, nursing homes and educational facilities loading spaces

    Extended stay lodging, hotels, hospitals, nursing homes and educational facilities shall provide one loading space up to 100,000 square feet; two spaces 100,001 to 200,000 square feet; and three spaces over 200,000 square feet.

  • Professional and medical offices and financial institutions loading spaces

    Professional and medical offices and financial institutions shall provide one loading space up to 40,000 square feet; two spaces 40,001 to 100,000 square feet; three spaces 100,001 to 300,000 square feet; and four spaces over 300,000 square feet.

  • Retail sales, automobile dealerships and restaurants loading spaces

    Retail sales, automobile dealerships and restaurants shall provide one loading space up to 15,000 square feet; two spaces 15,001 to 40,000 square feet; three spaces 40,001 to 100,000 square feet; four spaces 100,001 to 300,000 square feet and five spaces over 300,000 square feet. Note: Square footage is based upon the structure size.
