  • Accessory structures in SFHA shall be limited to no more than 600 square feet in total floor area.

  • Flood openings criteria

    Provide minimum two openings on different sides, total net area at least one square inch per square foot, bottom no higher than one foot above grade.

  • Lowest floor elevation1 ft

    New construction or substantial improvement of any residential structure shall have lowest floor elevated to at least one foot above base flood level.

  • No increase in base flood elevation1 ft

    No new construction, substantial improvements, or other development shall be permitted unless cumulative effect does not increase water surface elevation more than one foot.

  • Nonresidential elevation1 ft

    Nonresidential buildings shall have lowest floor elevated to at least one foot above base flood level or floodproofed to BFE+1 foot.

  • Space below lowest floor

    Fully enclosed areas below regulatory flood protection elevation shall not be used for human habitation, only parking, access, or limited storage.

Until a regulatory floodway is designated, no new construction... shall be permitted... unless it is demonstrated that the cumulative effect... will not increase the water surface elevation of the base flood more than one foot.
