Buildings shall be set back from the VDOT right-of-way in accordance with Appendix B. The first 50 feet of the setback area abutting the roadway shall be a vegetated buffer, the first 20 feet of which closest to the road shall be planted in grass and/or groundcover to provide a clear zone for safety purposes. The remaining 30-foot area in the 50-foot buffer shall be maintained as an opaque buffer planted with native tree species.
