Fencing & walls

  • Fence orientation relative to waterway

    Fences shall be installed parallel to a waterway. When a fence crosses a waterway, it shall be designed as a drop-down fence or a suspended cable fence.

Floodplain

  • Anchoring required

    New construction and substantial improvements shall be anchored to prevent flotation, collapse or lateral movement.

  • No zoning permit shall be administratively issued for any proposed critical facilities within any SFHA. Construction or operation of critical facilities within a SFHA requires a variance.

  • Electrical equipment protection

    Electrical, heating, ventilation, plumbing, air conditioning equipment and other service facilities shall be designed and/or located so as to prevent water from entering or accumulating within the components during conditions of flooding.

  • Flood opening requirements

    Provide a minimum of two openings on different sides of each enclosed area subject to flooding; total net area at least 1 square inch per square foot; bottom no higher than 1 foot above adjacent grade.

  • Flood-resistant materials required

    New construction and substantial improvements shall be constructed with materials and utility equipment resistant to flood damage.

  • Accessory structures in the Special Flood Hazard Area shall be limited to no more than 600 square feet in total floor area.

  • Maximum hazardous materials storage duration30 days

    No zoning permit shall be administratively issued for the storage of hazardous materials for any time period longer than 30 days within any SFHA.

  • Minimum elevation above Base Flood Elevation1.5 ft

    New construction or substantial improvement of any residential structure shall have the lowest floor, including basement, elevated 18 inches or more above the Base Flood Elevation.

  • No zoning permit shall be administratively issued for the placement of any non-native fill materials within any SFHA.

  • Zoning permit required

    All uses, activities, and development occurring within any floodplain district shall be undertaken only upon the issuance of a zoning permit.

  • Water supply and sewage design
