Signage

• Construction signs

  One or more freestanding, temporary signs may be located on a property for a period of time during which site development or building construction is occurring on said property, without the need to obtain a permit required by this article, provided: Not more than 1 sign shall be erected at each public street entrance to the project or subdivision; Such signs shall be removed within 30 days after issuance of the final occupancy permit for the building(s) or development.

• For sale sign in commercial and light industrial districts

  One freestanding, temporary sign may be located on a property in commercial and light industrial zoning districts without the need to obtain a permit required by this article and that property is being offered for sale or lease, provided: The sign area shall not exceed 15 square feet; The sign height shall not exceed 6 feet; The sign, if illuminated, shall be externally illuminated with white light only; The sign shall not overhang a public right-of-way or private access easement; The sign shall be removed within 30 days after sale or lease of the property.

• For sale sign maximum area in commercial districts15 sqftsq ftSquare feet. An acre is 43,560 sq ft; a typical suburban lot is 7,000–10,000.

• For sale sign for common areas or multiple lots

  Property owned in common by a homeowners' association, nonresidential uses, or 3 or more lots of a subdivision in a residential zoning district being offered for sale or lease within such subdivision or development may locate a temporary freestanding sign on the property without the need to obtain a permit required by this Article provided the sign area shall not exceed 15 square feet and not more than 1 sign shall be permitted.

  A model home may include up to 3 signs, limited to monument, pole, banner, flag, lawn, or window sign.

• Model home temporary signs

  A model home may include up to 3 signs, limited to monument, pole, banner, flag, lawn, or window sign. The sign height shall not exceed six feet. The sign is not illuminated. The sign shall not overhang a public right-of-way or private access easement. The sign shall be removed within 30 days after sale or lease of the property.

• New use temporary signs

  One temporary wall, banner, flag or pennant, or projecting sign meeting all of the requirements of this article applicable to the specific sign type(s) and use, may be attached to a building wherein a new non-residential establishment or use occupies the building or portion thereof in accordance with the applicable provisions of this chapter and/or chapter 30, Subdivisions of the town Code, for not more than 14 days prior to and not more than 120 days after the date such establishment or use opens to the public.

• Maximum number of temporary signs per property2 count

  With the exception of individual residential lots located in residential districts regulated by section 42-404(a), not more than two temporary signs, including not more than one freestanding temporary sign, shall be displayed on any property at any one time.

• Maximum display duration for temporary signs60 days

  Temporary signs shall not be displayed for more than 60 days during any calendar year unless otherwise provided in this article.
