Parking

  • Dedicated parking requirement50 pct

    All single-family attached, single-family detached, and multifamily stacked dwellings must provide at least 50% of all required parking either on-lot or dedicated to the dwelling unit off-lot.

  • Garage and driveway spaces

    Garage and driveway parking spaces count toward minimum required spaces for residential dwelling units, except as required in Section 7.06.11.D. Fully enclosed, dwelling unit specific garage spaces are calculated as 0.5 spaces.

  • Maximum paved parking surface between dwelling and street30 pct

    The maximum amount of paved parking surface between the dwelling and any street must not exceed 30% of such area.

  • Maximum paved parking surface between dwelling and rear lot line25 pct

    The maximum amount of paved parking surface between the dwelling and the rear lot line must not exceed 25% of such area.

  • Off-lot parking distance500 ft

    Required off-lot parking must be located within 500 feet of the principal entrance of the dwelling unit being served.

  • The following dwelling units must provide at least 0.5 spaces per dwelling unit as off lot parking spaces: single-family detached on lots less than 5,000 square feet and lot widths of 50 feet or less; single-family attached; and stacked multifamily.

  • On-lot parking paved surface

    All parking for vehicles in any lot must be on a paved parking surface, except temporary parking for active loading and unloading.

  • On-street parking credit1 space

    On-street parking may account for up to 1 required parking spot if located within 500 feet of the principal entrance of the dwelling unit being served; streets must be designed to accommodate on-street parking; and on-street parking on minor collector, major collector, minor arterial, or major arterial roads is ineligible.

  • On-street parking exception

    Section 7.06.11.E does not apply within 1/2-mile of a high school, College or University, Transit Facilities, or Metrorail Station.

  • Tandem parking

    Tandem parking (1 parking space behind another in a driveway) for each dwelling unit is permissible and both parking spaces count towards the minimum required spaces for residential dwelling units.
