From the ordinance
Purpose: Provide for a variety of housing types and densities in a planned development; Encourage innovation and creativity in the design of residential development; Encourage the preservation of natural features and the provision of open space; Provide for a compatible transition between residential and nonresidential uses; and Provide for limited nonresidential uses that are compatible with residential development.
