Floodplain

  • Density calculation includes FOD area

    For purposes of calculating permitted floor area and number of residential units, land area in any portion of the FOD must be included.

  • The total net area of all openings must be at least 1 square inch for each square foot of enclosed area subject to flooding.

  • Lowest floor elevation for residential

    New construction or substantial improvement of any residential structure must have the lowest floor, including basement, elevated to or above the base flood elevation (1 foot freeboard recommended).

  • Nonresidential elevation or floodproofing

    New construction or substantial improvement of any nonresidential building must have the lowest floor elevated to or above the base flood elevation, or be flood-proofed.

  • The bottom of all required openings must be no higher than 1 foot above the adjacent grade.

  • Recreational vehicle standards

    Recreational vehicles must be fully licensed, on wheels or jacking system, attached only by quick disconnect utilities, and have no permanently attached additions; if placed for 180 days or longer, deemed manufactured homes.
