Floodplain

- Expansion restriction
Existing structures in the floodway district shall not be expanded unless demonstrated no increase in flood elevation.
Manufactured homes shall be elevated on a permanent foundation to or above the base flood elevation and securely anchored.
- Utility design criteria
All new or replacement sanitary sewer facilities, water facilities, drainage facilities, utilities, streets and sidewalks shall be designed to minimize flood damage and infiltration.
- Zoning permit required
All uses, activities, and development occurring within any floodplain district shall be undertaken only upon the issuance of a zoning permit.
From the ordinance
In the floodway district, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analyses... that the proposed encroachment would not result in any increase in the one-hundred-year flood elevation. The following uses and activities are permitted... provided that they do not require structures, fill, or storage of materials and equipment.
