    The proposed development is clustered and compact, interrelated and linked by pedestrian ways, bikeways, and other transportation systems; promotes public transportation; preserves scenic assets; exhibits harmonious design; is compatible with surrounding land uses; and maintains and enhances value of surrounding properties.

  • Development standards per Article XI

    Development in PD zoning district shall be subject to all applicable standards of Article XI, Development Standards.

  • Development within a planned development district in the historic district overlay shall be subject to the approval of the historic district review board.

  • Landscaping, buffering and screening standards

    Development in PD zoning districts shall conform to the landscaping, buffer and screening standards in Article XI Development Standards, Perimeter Buffer Strip Landscaping Requirements in section 78-110.4 and Table 78-110.4(e)(3)b.

  • Modification of requirements allowed

    The town council may modify the requirements of this chapter, the subdivision chapter, and ancillary ordinances where the town council finds that such modifications would afford equal or greater assurance of meeting the goals of the zoning chapter.

  • Nonconformities standards

    Nonconforming uses and structures in PD districts shall be subject to the provisions of Article XVI.

  • Temporary uses permitted per Article IX

    Temporary uses or structures in PD zoning districts shall be permitted and governed per Article IX, Temporary Uses and Structures.

  • Signs standards

    Signs in PD districts shall be subject to the provisions of Article XIV.
