The town council may permit an increase in height by up to 50 percent and floor area ratio by up to 100 percent if the PD-B development includes all of the following: additional open space, special attention to site perimeter buffer and landscape features, unique features and amenities, structured or underground parking, transportation demand management techniques, exceptional exterior building design, floodplain dedication.
- Landmark business option
As an option, the landmark business provisions shall apply to any development within 1,500 feet of the northern boundary of the Dulles Toll Road or the western boundary of the Fairfax County Parkway when the development is located within the planned development business district. Special exception may permit increase in height and floor area ratio, provided resulting FAR does not exceed 1.0, height does not exceed 100 feet, setback at least equivalent to height, minimum 50% open space, no part of structure within 500 feet of residential development, no part more than 1,500 feet from the road, TDM techniques used, and at least 50% of parking spaces inside a structure.

PD-B district may only be applied to lands that comprise a minimum of two acres.
There is no minimum lot area in the PD-B district. The lot area shall be such that development meets standards in Article V, Development Standards, and all other applicable standards.

Up to 25 percent of the required open space may occur within the street right-of-way when developed with streetscape design including minimum streetscape width of 25 feet, sidewalk and trail improvements, landscaping features, bus stop shelter, and placement of all overhead utility wires underground.

Yards, fences, walls and/or vegetative screening shall be provided where needed to protect residential districts or public streets from undesirable views, lighting, noise or other off-site influences. Outdoor storage, extensive off-street parking areas and service areas shall be effectively screened.

Principal vehicular access points shall be designed to encourage smooth traffic flow with controlled turning movements and minimum hazards.
