Density bonus
The town council may increase the density of the residential dwelling units by up to 50 percent, if the PD-R development includes two or more of the following: additional open space, additional recreation space, unique design and amenities, parking facilities, historic or natural features, floodplain dedication.

- Restrictions on commercial uses
All commercial uses allowed as part of a PD-R shall be secondary uses designed to serve only the needs of the residents of the PD-R development. Commercial uses shall occur only in pedestrian-oriented development. When located within the same building as residential uses, commercial and office uses are limited to the lowest two floors. All commercial uses are conducted entirely within an enclosed building, with no outside display of merchandise (with the exception of growing plants). The maximum total land area devoted to commercial and office uses is 400 square feet per dwelling unit, may be increased to 600 square feet per dwelling unit with town council approval.

A minimum of ten percent of the gross land area of the PD-R shall be set-aside as common recreation space. Parking areas, street right-of-way and minimum yard setbacks shall not be counted.

A PD-R district may only be applied to lands that comprise a minimum of three contiguous acres.
- Uses controlled by proffered conditions
The allowed uses in planned development districts shall be controlled by proffered conditions and uses permitted in the zoning ordinance at the time of adoption of the specific zoning map amendment. In case of conflict, proffered conditions prevail.
- Vehicular sales prohibition
The commercial display and sale of vehicles is generally prohibited but the sale of individually owned vehicles may be permitted pursuant to section 78-80.4(p).
From the ordinance
The maximum gross density of the PD-R district shall be five dwellings per acre. The height of structures in the PD-R district shall not exceed 45 feet.
