  • A special use shall be approved if its design, location, construction, method of operation, special characteristics and other aspects satisfy the following standards: (1) in accordance with comprehensive plan; (2) in accordance with zoning district requirements; (3) not adversely affect surrounding properties; (4) not adversely affect health/safety/welfare; (5) traffic not hazardous; (6) utilities/drainage/parking adequate.

  • Traffic study requirement

    A traffic study is required for special use permits prepared by an engineer, surveyor, or other accepted professional as deemed by the zoning administrator. Zoning Administrator may waive this requirement.

The purpose of the special use procedure is to provide for certain uses which, by their nature, can have an undue impact upon or be incompatible with other uses of land within a certain zoning district and therefore require the exercise of planning judgment.
