  • Maximum retail-based development30 percent

    No more than thirty (30) percent of the net developable area shall be used for retail-based development.

  • The minimum area for a Business Park District shall be thirty (30) acres.

  • Natural boundary buffer width100 ft

    Along the boundary of the district, there shall be a minimum natural buffer of one hundred (100) feet. If a berm is provided within the buffer, the width may be reduced to fifty (50) feet.

  • No outside storage

    No outside storage of equipment, materials, or supplies shall be permitted within the district, except that an outdoor trash receptacle may be used as long as it is enclosed within an area which is completely screened from view and which is architecturally compatible with the buildings on site.

  • Open space shall be reasonably dispersed throughout the site, and, where possible, shall be connected by a pedestrian circulation system, including sidewalks.

  • Thoroughfare buffer width50 ft

    Thoroughfare buffers shall be provided along existing major thoroughfares along the external boundary of the project, and along any proposed major thoroughfares within the project, as shown on the thoroughfare plan map. The buffer shall be no less than fifty (50) feet in width.

  • Underground utility lines

    All utility lines shall be constructed underground.
