  • Required architectural materials

    Materials to be used within the district shall also be specified, and shall be limited to brick, granite, marble, decorative block glass wall, glass curtain wall, architectural stone, architectural precast, architectural concrete, architectural block (including split face block), metal and glass curtain wall, metal curtain construction systems, architectural metals, synthetic stucco, or other materials accepted by the Board at the time of rezoning as being of similar quality.

    No healthy tree with a caliper of fifteen (15) inches or greater, measured six (6) inches from the ground, shall be removed from the site unless such trees are replaced.

  • To be eligible for development under the provisions of this article, a tract of land must comprise a minimum of ten (10) acres.

    A continuous buffer no less than fifty (50) feet in width shall be established along the boundary of the office/service district, where the boundary is contiguous with a residential district.

  • Minimum project perimeter buffer width (other cases)25 ft

    In all other cases, a buffer no less than twenty-five (25) feet in width shall be established and maintained.

  • Minimum street buffer width20 ft

    There shall be a continuous buffer no less than twenty (20) feet in width along each side of every public road within the office/service district.

  • There shall be no outside storage of equipment, materials, or supplies, except that an outdoor trash receptacle may be used as long as it is enclosed within an area which is completely screened from view and which is architecturally compatible with the building(s) on site.

  • Underground utilities required

    All utility lines, such as electric, telephone, cable television, or other similar lines, shall be placed underground.

    Any parking lot containing more than ten (10) spaces shall be landscaped according to the requirements specified in section 26-192.

From the ordinance

Dwellings, business buildings, and all other structures not specifically exempted in section 26-248: Permitted by right: shall not exceed three (3) stories or forty-five (45) feet, whichever is greater. Any development within the office/service district shall be served by public water and sewer.
