The Board may grant a special exception to permit a lot of less than the minimum width required by the district regulations, provided that: 1. The lot was created by a subdivision plat recorded prior to the effective date of this Zoning Ordinance; 2. The lot is not adjacent to another lot under the same ownership that could be combined to create a lot meeting the minimum width requirement; 3. The lot is of sufficient area and dimensions to accommodate the proposed use and to comply with all other applicable requirements of this Zoning Ordinance; 4. The proposed use is compatible with the surrounding area.
