Fencing & walls

  • Fence location

    Fences erected after the effective date of this ordinance on sites located along all roads shall be located in the side or rear yards only. Ornamental fencing allowed in front yard.

  • Buffer when adjoining residential

    When industrial/commercial adjoins R-zoned or A-1 with dwelling within 200 ft, buffer per 26-265.

  • Landscaping along all roads

    On all sites located along all roads, landscaping shall be provided in accordance with the standards specified section 26-192.

  • Loading space location

    Loading spaces shall be located only within side or rear yards.

  • Outside storage

    Outside storage permitted only in side or rear yards and screened from view from all roads.

  • Public water and sewer connection

    Any development within this overlay district shall be connected to public water and sewer when available at the property line.

  • Thoroughfare buffer

    On all sites located along all roads, thoroughfare buffers shall be installed and maintained in accordance with the standards specified in sections 26-264—26-266; provided, that such buffers shall be measured from the front property line or the future right-of-way line shown on the adopted major thoroughfare plan, whichever results in the greater buffer.

  • Access limitation for sites on U.S. Route 1500 ft

    Access to U.S. Route 1 shall be limited to no more than one point of ingress/egress for every five hundred (500) feet of frontage along U.S. Route 1.

  • At least ten (10) percent of the lot area shall be permanent open space. The areas required for thoroughfare buffers and internal landscaping by section 26-203 shall not be used to satisfy this requirement.

  • Sign program for sites on U.S. Route 1

    Signage shall be designed as part of a sign program for the development, submitted with architectural elevations.

  • Tree preservation for sites on U.S. Route 1

    No healthy trees with a caliper of fifteen (15) inches or greater shall be removed unless replaced. Replacement trees shall have a caliper of at least three (3) inches.

  • Underground utilities for sites on U.S. Route 1

    All utilities shall be placed underground regardless of the underlying zoning district.

  • Utility line tree protection

    Utility service lines shall be located so as to minimize disturbance of any tree of fifteen-inch caliper or greater. Junction boxes screened with landscaping.

Parking

  • Parking area paving

    Parking areas in front yards shall be paved with curb and gutter.

The purpose of this district is to provide additional development standards for all commercial and industrial uses within designated areas adjacent to the Town of Ashland so as to create an appropriate transition from development in the surrounding county to the town.
