Fences erected after the effective date of this ordinance on sites located along all roads shall be located in the side or rear yards only.

When an industrially-zoned or commercially-zoned property adjoins an R-zoned property, or when an industrially-zoned or commercially-zoned property adjoins an A-1 zoned property on which there is a dwelling within two hundred (200) feet of the common property line, a buffer shall be provided along such line in accordance with the standards specified in section 26-265.

the development standards shall not apply to sites which had been developed prior to (the effective date of this ordinance), and for which a certificate of occupancy has been issued, unless there is an expansion of floor area in excess of a cumulative total of fifty (50) percent or ten thousand (10,000) square feet, whichever is less.

Outside storage of equipment, materials, or supplies, if permitted in the underlying district, shall be permitted only in side or rear yards and shall be screened from view from all roads.

On all sites located along all roads, thoroughfare buffers shall be installed and maintained in accordance with the standards specified in sections 26-264—26-266; provided, that such buffers shall be measured from the front property line or the future right-of-way line shown on the adopted major thoroughfare plan, whichever results in the greater buffer.

The purpose of this district is to provide additional development standards for all commercial and industrial uses within designated areas adjacent to the Town of Ashland so as to create an appropriate transition from development in the surrounding county to the town.
