All lands within the county identified as special flood hazard areas (SFHAs) as shown on the FIRM.

Floodplain

  • The total net area of all openings must be at least one (1) square inch for each square foot of enclosed area subject to flooding.

  • Minimum non-residential elevation above base flood1 ft

    lowest floor, including basement, elevated to or above the base flood level plus 1 foot.

  • Minimum residential elevation above base flood3 ft

    lowest floor, including basement, elevated to or above the base flood level plus 3 feet.

  • Non-residential floodproofing elevation above base flood2 ft

    floodproofed to the elevation corresponding to the BFE plus two feet.

  • More restrictive provision applies

    Where there is any conflict between the provisions or requirements of any of the floodplain districts and those of any underlying zoning district, the more restrictive provisions apply.

New construction and substantial improvements must be... elevated to or above the base flood level plus 3 feet for residential, plus 1 foot for non-residential, etc.
