• Loading space accessibility

  Each off-street loading space shall be directly accessible from a street or alley without crossing or entering any other off-street loading space.

• Loading compliance on change of use

  When the use of a building or lot, or any portion thereof, is changed or enlarged, full compliance with the off-street loading regulations shall be required.

• Loading area pavement

  All off-street loading areas shall be surfaced with asphalt, bituminous or concrete material, clay, brick or concrete paving units, and maintained in a smooth, well graded condition.

• Loading space dimensions35 ft

  Off-street loading spaces shall be at least thirty-five (35) feet long, eleven (11) feet wide and have a vertical clearance of at least fourteen (14) feet.

• Non-residential loading requirements

  No loading spaces required for buildings with less than 10,000 sq. ft. of gross floor area; except certain uses require 1. One loading space for 10,000-60,000 sq. ft.; two for >60,000 sq. ft.

• Residential loading requirements

  No loading spaces are required where there are less than ten (10) dwelling units in the building and the building lot abuts a local street. One loading space is required for all other buildings.
