From the ordinance
The following do not require any site plan approval unless a land area of 2,500 square feet or more is involved, or for a change of use: 1. Construction trailer which is to be removed at the completion of construction; 2. Modular school classroom; 3. Modular office which is to be removed at the end of one year from the date of initial occupancy; 4. Tent which is to be removed at the end of one month from the date of erection; 5. Storage building; 6. Freestanding canopy covering an entryway, sidewalk, or similar feature; 7. Tenant space improvements in a shell building that do not accommodate a change in use; 8. Repairs of a general nature to existing buildings; or 9. Building addition or site improvement.
