  • Special Exception Approval Criteria

    The special exception may be granted if the Board of Zoning Appeals finds that the proposal, with or without conditions, will be in substantial accordance with this Chapter and will not: a. Adversely affect the health, safety or welfare of persons residing or working on the premises or in the neighborhood; b. Unreasonably impair an adequate supply of light and air to adjacent property; c. Increase congestion in the streets; d. Impair the character of the district or adjacent districts; e. Be incompatible with the Comprehensive Plan; or f. Likely reduce or impair the value of buildings or property in surrounding areas.

Certain uses, due to their unique characteristics, cannot be permitted by right or with restrictions in a particular district without individual consideration of the impact of those uses on neighboring land and of the public need for the use at a specific location.
