- Administrative review-eligible projects
New communication towers meeting the definition of an administrative-review eligible project, or the co-location of a wireless facility that is not a small cell facility on an existing structure, shall be considered an administrative review-eligible project. No CUP required, but site plan approval.
- Building-supported antennas exceptions
Building-supported antennas: max 5 antennas, max 22 ft above roof, painted to match, screened, not on utility poles, not on buildings <50 ft, NIER certification.
- CUP required for standard process projects
All communication towers shall be handled as standard process projects and shall require a conditional use permit, obtained in accordance with the provisions of article 17 of this ordinance.
- Micro-wireless facilities
Micro-wireless facilities suspended on cables between utility poles require no permit.
- Municipal property exempt from CUP
All communication towers located on municipal property shall be exempt from conditional use permit requirements and shall be allowed as a permitted use in all zoning districts, subject to requirements: max 175 ft unless CUP, landscape buffering, etc.
- Small cell facilities
Communication small cell facilities installed on existing structures, no CUP, but site plan approval, max 50 ft, etc.
- Temporary portable towers (COWS)
Temporary portable towers permitted under certain circumstances, max 60 days with permit, 7 days for special events.
