Uses
Permitted by right5
- Agriculture and forestry, general farming, truck gardens, cultivation of field crops, orchards, nurseries, turf farming and livestock raising, including stands for sale of products raised on the premises
- Open-type private or commercial recreational uses or facilities such as golf courses, driving ranges, archery ranges, tennis courts, camping areas, picnic grounds, horseback riding, drive-in-theaters, fishing lakes and boat docks
- Storage yards for equipment and material not subject to major damage by floods or which may cause damage by floating away, not including inflammables such as gasoline
- Facilities and structures necessary for rendering public utility service (poles, wires, transformers, telephone booths, pipelines, conduits)
- Accessory uses incidental to and customarily found in connection with permitted uses
Conditional / special use6
- Circus or carnival grounds or area for similar transient amusement enterprises
- Parks, parkways and playgrounds
- Public utilities or public service uses, buildings, generating purification or treatment plants, pumping or regulator stations, sub-stations and transmission lines
- Excavation or filling, borrow pits, extraction, processing and removal of sand, gravel, stone, or other minerals

Floodplain

Land may be filled provided such fill does not encroach into the Floodway Zone and provided such fill extends twenty-five (25) feet beyond the limits of any structure erected thereon.
- Foundations designed to withstand flood conditions
Foundations of all structures shall be designed to withstand flood conditions at the site.
- Main floor elevation above 100-year flood
No building or structure shall be erected, and no existing building or structure shall be moved or altered unless the main floor of said building or structure is at a higher elevation than the 100-year flood.
- Minimum distance from top of bank of any stream10 ft
No building shall be permitted within ten (10) feet of the top of bank of any stream.
- No basement below main floor
No basement or other floor shall be constructed below or at a lower elevation than the main floor.
- Distance from stream requiring BZA approval100 ft
Any structure proposed to be located within one hundred (100) feet of any main drainage channel or stream must be approved by the Board of Zoning Appeals.

No structure (temporary or permanent), fill, deposit, obstruction, storage of materials or equipment or other uses shall be permitted, which acting alone or in combination with existing or future uses, unduly affects the efficiency or the capacity of the floodway or unduly increases flood heights.
