• Minimum corner clearance from intersecting streets for signalized intersections200 ft

  The minimum corner clearance of driveways from intersecting streets shall be 200 feet for signalized intersections and 100 feet for stop sign controlled intersections.

• Maximum number of access points per tract1 access points

  Each existing tract of land is entitled to one direct or indirect access point to the public roadway network provided that its location and design fulfill, as a minimum, the minimum corner clearance and minimum sight distance requirements of this chapter. Where the roadway frontage of a tract of land is greater than 500 feet, an additional access point may be allowed.

• Outparcel access internalization

  All access to outparcels must be internalized utilizing the main access drive of the principal retail center.

• Minimum site development plan scale

  The scale of plans shall be no less than one-inch equals 50 feet, unless otherwise approved by the zoning administrator.

• Residential subdivision street connectivity

  New residential subdivisions shall include an internal street layout which shall continuously connect to the street of surrounding developments to accommodate travel demand between adjacent neighborhoods without the necessity of using the highway.

• Minimum sight distance along Route 131,000 ft

  Sight distances provided along Route 13 shall be a minimum of 1,000 feet.
